Assessment Collection and Delinquency Procedures

We collect assessments promptly, and if an owner misses a payment, we follow a structured process to address the delinquency. After 30 days without payment, we send two late fee notices through certified mail and work directly with the owner to resolve the issue amicably. We also keep the Board informed of any unresolved cases. If necessary, we assist with placing liens on delinquent properties and can coordinate with legal services for further action.

Expense Management and Payables

Each month, we review all payables for accuracy and check for any unexpected cost increases. We compare current invoices to the same period last year to identify trends and find ways to reduce expenses when possible. We also conduct an annual review of tax and insurance invoices to ensure you’re getting the best possible rates. All expenses are paid by their due dates to maintain smooth operations.

Property Tax Appeals

After receiving the annual property tax assessment, we review each valuation carefully and, with Board approval, pursue tax appeals on behalf of owners if we see an opportunity to reduce costs.

Reliable Vendors for Quality Service

We maintain a list of approved vendors who are chosen for their quality and cost-effectiveness. This list is updated regularly, and we rebid services each year to ensure you’re getting the best value. If the Board has preferred vendors, we’re happy to work with them to meet your needs.
